Incumbents never win by-elections in opposition held seats, why bother with the cost of a campaign?

Neither Labour or National wants to risk a by-election on Roskill in the run up to the election.
You watch, Goff will remain as MP for Roskill for several months after he becomes mayor until after April then both the major parties will agree to forgo the by-election.

If you re-read yesterdays article it is actually accurate.
Tomorrow, the Unitary Plan committee will meet behind closed doors to approve changes to the single house zone in north, south and east Auckland.
This follows a decision by the 11-member committee on November 10 to approve changes to the zone on the Auckland central isthmus and West Auckland.
So Pt Chev has not gone, just already been dealt with on Nov 10th

Ummm.... I think that's wrong, the proposal in 2013 was for most of Point Chev to be re-zoned Mixed Housing Urban but that was revised back in the formal submisson to mostly being left as Single Housing zone.
Sounds like behind closed doors they are reverting back to the 2013 proposal ?

Asset backing is a poor measure of Council debt.
Most council Assets have little market value and those that do have a commercial value are income generating to help lower the debt.

There is, for instance, one ratepayer for all the rates-attracting properties owned by Housing New Zealand in Auckland.
That is incorrect, "per ratepayer" figures refer to per "Rating Unit" which is basically 1 Certificate of Title so all Housing NZ would not count as 1 Ratepayer as you suggest.

If they put a Bike rack at Countdown it would get in the way of the gauntlet of sausage sizzles, buskers and charity collectors you have to run to enter the building. :-)
A bike rack at the Garnet Rd shops would be great but I think it would be better across the road from the butchers near the dairy/glengarrys. (or 2 stands, 1 on each side of the road). A lot of bikes get laid on the ground or lent up against the shop windows on that side. The cafes are a destination in the weekend for MAMILs.
Slight pedantry, that Countdown is Countdown Richmond Rd, Williamson Ave is Countdown Grey Lynn which presumably will go once Vinegar Lane opens?
