    I consider the main reason for the tax change on rental property is not social equity or fairness to tax payers. It is to provide a disincentive for people to invest in property and the rationale behind it all is that it will move those investors into other forms of investment – equities and other financial products.

    This is a direction the fund management industry has “lobbied for” and wanted with a vengeance. As we now have a fund management guy as the PM then to me at least it comes as no surprise that this is what the government is delivering (for the benefit of the funds management industry).

    The theme in government is consistent you can see it in the Super City and other policy thrusts in that you deliver what you can while you can for the benefit of your mates. Labour was essential the same.

    The underlying problem is that the government is unwilling or unable to manage the domestic economy or provide the exports environment with a view to sustainable growth – the narrow focus on inflation and manipulating the tax system through family support and other measures coupled with the dubious quality of government spending on all manner of things is the real problem.

    Looking to create an environment where private investors are steered to consider indirect investment in financial products over direct investment in realty is not likely to work – the regulation and operation of financial markets is not as safe as houses. At least with direct investment in a house you still have something tangible and real at the end.

    One only has to look at the Huljich Wealth Management to see how distorted things can become and how poor legislation is and how a significant number of investors surveyed considered the investment in Kiwisaver is guaranteed.

    The depreciation issues on rental property won’t be significant for most long-term rental property owners and won’t cause a shift in investment patterns.

    I agree that everything is always full of shit in all sorts of ways.

    The saddest story from the Sunday papers was the Phil Judd article in the SST.

    The Bailey Junior Kuraiki incident is to be expected.

    I digress - mentioning the Act Party conference - Dr Brash made the comment that many voters are "not only venal, but ignorant" as the reason NZ is so behind Australia.

    I consider venality rather than being the voting public c urse on itself is more the domain of politicians and civil servants the characteristics of which are to be able to be bought, the readiness to sell influence and service and to sacrifice principles for sordid motives.

    IMHO the reason we are so behind Australia is the lack of real leadership over the past two or more decades.

    It would have been more open to have the Directors of the CCO's to have been appointed by an independent stand alone panel and the likely appointments coming from within the administration of the councils themselves.

    With it taking three to five years to merge the IT functions of all the local councils then it would seem best to have the cart built first before one buys and starts feeding the horse.

    The likely end result of the restructuring is that it will cost Aucklanders considerably more for considerably less.

    The tax position on rental property provided there was a depreciation claw back operating.

    The scapegoating of residential ppty investors (minor rentiers) is a wee feint to disguise that nothing is effectively happening as regard effective “tax reform”.

    If the Nat (coalition) can manage the economy and bring about sustainable growth by year three of the term – that will be the acid test.

    Other than that they are pulling the formaldehyde over our eyes. I do not say Wool, even though woollen based insulation products are better for everyone is not supported by the insulation subsidy even though NZ is sitting on a wool mountain.

    All those people in the upper income bracket will be able to enjoy their increased net income after tax in the comfort of their recently insulated homes. I hope the formaldehyde doesn’t give them respiratory problems.

    I am sure that when John Keys talks about hard working NZers being able to keep more of their earnings he was referring to the party faithful and not the wider community.

    The scapegoat for the “proposals” that are leading to the upcoming budget is the low-level mum and dad property investor – who now as it appears are responsible for the NZ’s economic malaise. Gosh they all should have invested in financial markets and finance companies they after all are as safe as houses and well regulated (not).

    The tragedy of the last 9 years of the Labour Coalition is the present lot.

    Lets all eat cake.

    It is manifested, as stated in the Tribunal decision, in the expectation that families should provide, indefinitely, unpaid "natural support" to adult children; in the belief that disabled people should be excluded from professional or commercial family relationships because they are disabled, even though such relationships have existed for generations in family businesses; and in policies that blatantly act against the Government's own Disability Strategy.

    I am unsure of what you are trying to say here (see above)?

    The reason for asking is that I care for a disabled parent and am interested in the issues.

    I was alwaso aware that some cummonity based trusts employ family members to look after disabled people.

  • Hard News: The Year of Saying Sorry,

    Is Wanganui now know as “Whadsville” or is that “Ahuckland” after the Super City.

    Should all place names have a second letter "h" – and should an “h” be added for emphasis - I think sho.

    Would would need to be “whould” and whould Whodney Whide be the man he whould have been if he hadn’t been the mhan he is.

    Mr Arabia gives it a nice turn around at the end - lovely touch in the key of “H”.

    Christmas has one and I wish you all the “h’s” in the world.
