    As an example, Glen, this fine specimen filters out of TradeMe’s results when the maximum price is the extravagant sum of $500k.

    It’ll go for way more than its rateable value, though. QV’s mid-range value on that property is $660,000, which still makes it one of the cheaper houses in the street. On a section that size it could easily fetch $700,000.

    But let’s not be demonising South Auckland. The problem with telling people with city jobs to buy in the far south is that that it locks out people who want to buy homes in their own neighbourhoods.

    Yeah, that's the underlying assumption in most of these stories.

    Lovely photos, Russell. I went to the Avondale Market a couple of Sundays back, It is a great experience but I was hoping to find more stalls selling fruit from the Pacific Islands (papaya, mangoes, lichees, big passionfruit, swert bananas) that were in such abundance in Samoa,

    You'd want to try Otara Market for that. Avondale's produce merchants are mostly Asian. Although they've finally started offering European herbs.

    Some great covers there also – Scientist’s ‘world cup’ LP (an OG greensleeves press) was one I really deliberated on when in Tokyo last, but at ~$100 I couldn’t do it

    Shopping in NYC last year I was stuck by the high prices on old Jamaican 7"s. They were consistently the highest-priced 45s.

    Its so so good to hear and give honour to the many generosities of spirit that were in your story: not just Fred but all of those others too.

    Cheers, and thanks for saying so. I included Sam quite consciously, in that he represented his own kind of difference. My sons used to play with him back in the day and I actually didn't even recognise him from then, until Shane pointed it out.

    The other thing I've been thinking about since I wrote the post is that Fred and Trish and Malik and his family lived in a neighbourhood. It's a little village, that cluster of townhouses tucked in under the motorway – and I think the story shows how important that can be.

    Beautiful Russ. This post feels like hope.

    That's what I felt, and what I wanted people to feel. I'm moved by the response across the various social platforms and feeling like it's a great tribute to a good man.

    We grumble sometimes about dreadful old people, but it's good to remember there are many more good people like Fred.
